The four-year-old Origin Property Co Ltd plans to launch four budget condo projects worth a combined 1.5 billion baht in the first half, tapping continued demand in the lower-priced segment.

The company is confident in attracting local buyers in the areas where it plans to launch, particularly those living in rental units, said managing director Peerapong Jaroon-ek.

“Buyers are smarter in their spending,” he said. “Many of them shift from paying monthly rent for an apartment unit to paying monthly for a condo unit they can own at the end. Both rates are quite the same.”

In 2013, the company plans to launch seven condo projects in the lower-priced segment worth a combined 3.92 billion baht. Four will be launched in the first half and three in the second half.

Origin aims for presales of 2.4 billion baht by the end of 2013, with 600 million baht in realised revenue. Last year it recorded 800 million baht in presales and 200 million baht in revenue, up from 400 million and zero in 2011, as it only began realising revenue last year.

The company launched four condo projects worth a combined 1.5 billion baht in the past three years _ all of which were in the Sukhumvit area or near the BTS extension line from On Nut to Bearing.

Prices for those units are less than 2 million baht, with 85-90% sold.

With registered capital of 300 million baht, Origin plans to raise funds on the Stock Exchange of Thailand by late 2014.

As half of foreign buyers at one of its condos in Bearing are Japanese, the group plans to hold a fourth roadshow in Japan on March 23.

“We went to Tokyo and Osaka three times last year and found there was demand from Japanese workers seeking a budget-priced condo near a mass transit line,” said Mr Peerapong.

“Some needed a second or retirement home in Bangkok, but locations for them don’t need to be Thong Lor or Ekamai, the most popular locations among Japanese, now that the BTS extension line runs to Bearing, where demand also comes from Japanese working in the automotive industry.”
